Tender Presenation time!

Ok, this was it! Pretty much every night for 2 weeks I was researching, adding, subtracting and changing this on our house plans. I made sure that I went and documented all inclusions that we had were in the tender as well, and any questions I had were put into a spreadsheet!

We had an afternoon meeting, so we met with our Tender Presenter at around 2:30pm. Eden Brae's office fit out is awesome! Nice and modern and welcoming.

We were offered coffee and biscuits and off we went!

So basically we started off with the whole tender which they had put together, showing all inclusions and exclusions of the tender. We were surprised that there were a lot of things included. These are things like:

  • Landscaping plans (just the plan)
  • The driveway (paved or concrete)
  • All BASIX requirements for your council
  • All site costs
  • And other things (which I don't remember)

It was good because it was a fixed tender, so most prices would not go up if there were delays with council etc.

Our tender presenter was very attentive and knew what she was talking about.

I had a long list of questions. Most of them were internal changes which she advised that she did we did not have to go through these (kitchen changes etc) as these will be made all separate appointments.

The most important thing about the tender presentation is that you can negotiate pricing. This will probably be the only time where you can do this. You can probably shed a couple hundred here and there but hey, every cent counts! I think we did ok.. I think?!

We were ahead of schedule with the appointment and we were very surprised that it all went well. All questions were answered and it was a great experience.

So these were the following upgrades/changes we made at tender appointment (which can also be viewed on the upgrades page):

  • Increase walk-in pantry: -$514    
  • Increase the width of the walk  in pantry by approx. 740mm reducing the study to suit
    Note- Excludes additional shelving: $0         
  • Provide the following plan amendments to study in lieu of standard-
    * Delete study/family square set opening and dividing wall and
    * delete study/kitchen square set opening and provide full height gyprock wall in lieu
    Note- Price as agreed: $0         
  • Provide standard range tiles to study in lieu of carpet Note- Price as agreed: $0         
  • Provide 1no. AST2426  Aluminium Stacking door to family/alfresco in lieu of standard ASD2124: $1426   
  • Increase height of promotional stacking door to be 2400mm high in lieu of standard: $1479   
  • Delete item 21-2 of tender (full height wall and CSD to lounge): -$710    
  • Provide 2no.flush  panel cavity sliding door with flush pulls (door is not level/flush with jamb) to lounge/entry including full height wall to suit in lieu of standard
    Note- Doors to be centered internally: $710     
  • Delete standard wire shelving to walk in pantry and walk-in-robe in lieu of standard: -$380    
  • Delete item 27-1 of tender (additional gas bayonet point): -$133    
  • Provide 1no. flush panel hinged 'Blockdor' door to access understair storage space from family room
    Note- Door height to be confirmed: $297     
  • Provide 2no. AAW1806 Aluminium  Awning Window to side of family in lieu of standard ASW1221: $495     
  • Provide 1no. Eden 3 panel 2340mm high x 920mm wide front entry door suitable for paint finish including translucent glass in lieu of standard: $342     
  • Provide toughened obscure glazing to first floor WC, main bathroom and ensuite windows lieu of standard: $122     
  • Provide privacy adaptors to main bathroom and powder room in lieu of standard: $102     
  • Provide recessed tracks to family/alfresco sliding door in lieu of standard: $0         
  • Provide recessed tracks to dining/alfresco stacking door in lieu of standard: $0         
  • Provide 1no. ASW0618 Aluminium Sliding Window to side elevation of lounge in lieu of standard: $0         
  • Provide 2590mm floor to ceiling height to the ground floor in lieu of standard to include - > Brickwork over garage door included and 2400 square openings: $4259    
  • Provide ceramic floor tiles ($22/m2 allowance) to the Alfresco concrete slab: $1639
